What we do for our management properties...

We advertise and market the Property, interview prospective Tenants, show the Property, arrange all referencing and liaise between Landlord and Tenant up to the point of the start date of the Tenancy. We prepare the contracts, including any addendums, guarantor forms, etc as required, and arrange for them to be signed and witnessed. We sign on behalf of the Landlord (with written authority) or Landlords can sign themselves if they prefer.

We also liaise between Landlord and Tenant for the duration of the contract, do an inventory prior to, and at the end of, the Tenancy. We are the point of contact for Tenants so they come to us with any issues. We then deal directly with the Landlord and can sort out any issues, arrange for any works to be carried out, furniture ordering and delivery, etc subject to approval and payment. We have a monthly rent collection and a 24 hour contact number.

We register the deposit with a deposit protection scheme (fee payable) and can make arrangements for, among other things, furniture delivery and Gas Safe Certificates, if required and agreed, and subject to the relevant fees.

We also arrange for building works and maintenance, subject to agreement, and can set up pre-authorised values. As an example, we can set up a limit of £50 per month so we can go ahead and do any works up to that amount without bothering the Landlord, or we can call for authorisation for any amount before any works/maintenance are carried out.

We are able to carry out full refurbishments and other building works using our sister company, Powerlets Building Services Ltd.
